JSM Living’s Shift to Virtual Lease Signing: A Response to Last Year’s Chaos
Last year, the leasing process for JSM Living’s three- and four-bedroom apartments turned into a spectacle that many students at the University of Illinois will not soon forget. Hundreds of eager students lined up outside the JSM Living office the night before lease agreements were set to be signed, creating a scene that drew the attention of local police. The overwhelming turnout highlighted the intense demand for housing among students, but it also raised concerns about safety and organization. In response to this chaos, JSM Living has made a significant change for the current lease cycle: virtual lease signing appointments.
The In-Person Signing Fiasco
The previous year’s in-person lease signing process was fraught with challenges. As students camped out for hours, hoping to secure their desired apartments, the situation quickly escalated. The presence of police was required to manage the crowd, and the process became a logistical nightmare. To alleviate the pressure, JSM Living implemented a system of time tickets for the remaining three- and four-bedroom apartments, allowing students to sign leases virtually. This approach was also extended to one- and two-bedroom apartments, aiming to streamline the process and reduce the chaos.
A New Era of Virtual Signing
For the current lease cycle, JSM Living has embraced a fully virtual approach to lease signing. Students can now find a comprehensive list of available units on JSM’s website, categorized by the number of bedrooms. The first group of units began signing on October 2, while the second group is set to start on October 30. This shift not only reflects a response to last year’s challenges but also aligns with the growing trend of digital solutions in the housing market.
Student Perspectives on the New Process
Freshman Shelvin John, who is studying Engineering, shared his thoughts on the new virtual signing process. “We’re going to go on a Zoom call, where the manager will show us the lease and then we sign it off,” he explained. This method allows for a more relaxed and organized environment, eliminating the stress of waiting in long lines.
Current residents also had the opportunity to renew their leases earlier this semester, utilizing the same virtual format. Sophomore Jade Lavallee expressed her initial concerns about the transition from in-person to virtual signing. “At first, I was a bit concerned, just because I was wondering what would happen and what the process would look like,” she said. However, she ultimately felt pressured to secure a lease and moved forward with the process.
The Rush for Housing
As the semester progressed, it became evident that students were eager to finalize their housing arrangements. Many units sold out quickly, prompting a rush among students to find suitable apartments. Lavallee recalled her anxiety when she saw the long lines last year, noting that JSM Living quickly recognized the need for change. “I think they realized pretty quickly that they’d made a mistake and then adjusted so that the second round for one- and two-bedroom apartments was more seamless,” she said.
Sophomore Makayla Dockins, who signed a two-bedroom apartment last year, also reflected on the previous year’s experience. Although she did not participate in the chaotic line, she was aware of the challenges faced by her peers. “Instead of going in there and signing in person, I did the online application. It didn’t really affect me choosing to sign with them — it just affected how I did it,” Dockins noted.
The Virtual Renewal Process
For those renewing their leases, JSM Living has streamlined the process through an online portal. Once a lease is accepted, residents receive an email containing a copy of the agreement to sign. This digital approach not only simplifies the process but also ensures that students can manage their housing arrangements from the comfort of their own homes.
As JSM Living adapts to the evolving needs of students, the shift to virtual lease signing represents a significant step forward in creating a more efficient and student-friendly leasing experience.
